Epoxy Floor Coating

An epoxy floor coating is a resin layer bonded to a prepared concrete slab. It gives you a hard, sealed, easy to wash surface that resists oil, chemicals and wheel traffic. Almost every epoxy failure people have seen came from preparation, not from the resin, which is why we grind the slab mechanically before anything is poured on it.

What is an epoxy floor coating?

Two parts mixed together that cure into a solid film. Once mixed, the clock is running, so the crew size, the spread rate and the room temperature all have to be planned before the lids come off. When it cures it is a continuous surface with no seams and no grout lines for oil or dirt to sit in.

Thickness is what separates a garage floor from a workshop floor. A thin roller coat gives you color and washability. A thicker build gives you impact and abrasion resistance for a space that sees tools, pallets and steel wheels. We match the build to what the floor actually takes.

Why preparation decides whether a coating lasts

Coating sticks to what you leave behind. If the slab still carries a curing compound, an old sealer, glue or a dusty surface layer, the epoxy bonds to that instead of to the concrete, and it takes it with it when it lets go. Acid etching alone often leaves exactly that problem in place.

So we grind. Diamond tooling opens the surface to a texture the resin can key into, and it removes what should not be there in the first place. Cracks and pits get repaired at that stage, because a coating over a hollow spot cracks along the hollow. The same tooling shows up on our polished concrete work.

Where epoxy beats a polished slab

Anywhere the floor takes chemicals or heavy oil. A polished slab is beautiful and hard, but it is still concrete and concrete is porous. A sealed resin surface is the better answer in a mechanic's bay, a wash down area, a food or lab space, or a warehouse aisle that gets scrubbed constantly.

Color and marking are the other reason. Epoxy takes a color across the whole floor and holds a painted line, which matters in a warehouse laying out traffic aisles and safety zones. On a floor that mostly needs to look good and stay hard, polishing is usually the smarter spend.

Finishes: solid color, flake and clear coats

Solid color is the plainest option and the easiest to keep clean. Flake broadcast, where vinyl chips are scattered into a wet base coat and locked under a clear top coat, hides dust and tire marks better and gives a slight texture underfoot, which is why it is common in garages.

A clear coat over the top is what carries the wear. It also lets you set the gloss level and add a traction additive where the floor gets wet. Choosing that additive before the pour is the difference between a safe floor and a slick one.

How long does an epoxy floor take to cure?

Longer than it looks. The surface is usually walkable within about a day, but a floor is not ready for vehicles and full loading until the resin has cured properly, which takes several days depending on the product and the temperature. Cold slows it down, and a cold garage in the Bay Area winter slows it more than people expect.

Driving on a floor that is walkable but not cured is the most common way a new coating gets ruined. We give you both dates before we leave, and we mark them somewhere you will see them.

Will epoxy peel off my garage floor?

Not if the slab was ground properly, repaired, and dry enough to coat. Peeling is a bond failure, and a bond failure is a preparation story nearly every time. Hot tire pickup, where a warm tire lifts the coating, is the same story: a coating that was not keyed into the concrete.

That is why we do not quote a coating without seeing the slab. If the slab is not a candidate, we tell you before you spend money on resin.

Moisture in the slab, and why it matters

Concrete on grade can pass water vapor upward from the ground below. That vapor pushes on the underside of a sealed coating, and given time it lifts it in blisters. It is a real risk on older slabs poured without a vapor barrier, which describes a great many East Bay garages and warehouses.

We check for it before we coat, and where moisture is present the answer is a moisture tolerant primer system or a different floor entirely. Ignoring it produces a floor that looks perfect for a season and then bubbles.
